The jobs
What Kansas City homeowners call about
Most calls fall into five kinds of job. Each has its own page on this site, written from public sources, and the short version is here.
A door that has stopped working
A loud bang and a door that will not lift usually means a broken spring. A door hanging crooked points to a cable or a spring. A door that closes and comes straight back up is usually the opener’s safety sensors. The garage door repair Kansas City page goes through each fault, what a repair visit involves and what a national cost guide publishes: an average repair of $265, according to HomeAdvisor’s guide updated June 20, 2026. That is a national figure, not a Kansas City price.
A new door
Choosing a door is a question of material, layers and insulation, and of how it will stand up to wind. Garage doors Kansas City compares steel, wood, aluminum, fiberglass, vinyl and composite, and explains the City’s review of street-facing doors on locally listed historic properties. Garage door installation Kansas City covers the job itself: measuring, the written quote, the order of work and the tests to run before the installer leaves.
Upkeep, and choosing who does it
Garage door service explains what a tune-up should include and the two tests an owner can run in a few minutes. Garage door company Kansas City is about the business on the other end of the call: what the City licenses, what insurance to ask for, and what the Missouri Attorney General’s Office advises before you hire.
Not sure which job it is? Call and describe what you see and hear.
City rules
Permits and licenses in Kansas City, Missouri
The City of Kansas City says permits are required for most building and electrical work, then lists the exceptions in Section 18-16 of its Building and Rehabilitation Code. Garage doors are not named on that list. The line that covers them is general: no building permit is required for the replacement of doors and windows in existing openings where fire resistance, smoke control and opening protection are not required.
Changing the opening is different. Widening it or raising the header alters the structure, and the City’s licensing bulletin says anyone contracting to structurally alter a one- or two-family house needs a Residential Building Contractor license. A new circuit or outlet for an opener is electrical work for a licensed electrical contractor. The City’s permit exempt work page has the full list and the contacts for the Permits Division.
There is no city garage door license
Kansas City licenses contractors in 17 categories, including electrical, plumbing, mechanical and residential building. Garage door work is not one of them. The City’s bulletin says a business license for construction is the only city license required for a contractor doing non-structural remodeling.
If the property is on the Kansas City Register of Historic Places, one more step comes first. The City says its Historic Preservation Commission must review exterior changes visible from the public right-of-way, and no building permit is issued until a Certificate of Appropriateness is granted.
Safety
Springs, openers and the federal rule
Two parts of a garage door can hurt people. The first is the springs. DASMA, the door industry’s trade association, states that springs and spring hardware are under high tension, that a door with a broken spring should not be operated until the spring is replaced, and that all repairs and adjustments must be performed by a trained door systems technician.
The second is the opener. Openers come under a federal rule of the Consumer Product Safety Commission, 16 CFR Part 1211. Its safety alert says openers made or imported after January 1, 1991 must reverse, and that external entrapment protection, such as an electric eye mounted 4 to 6 inches above the floor, has been required since 1993.
A test worth two minutes
Put a 2×4 down flat in the path of the door, then close the door with the opener. The door should reverse when it strikes the wood. If it does not, the CPSC says the opener should be disengaged until it is adjusted, repaired or replaced.
If the door fails the test, or a spring has broken, call and say so.
Weather
Cold, wind and outages
National Weather Service normals for Kansas City International Airport give an average low of 19.5 degrees Fahrenheit in January and an average high of 88.3 in July, and the 30-year average snowfall is 18.2 inches a season. Clopay, a door manufacturer, says lubricant can harden as the temperature drops, and that a bottom seal sitting in water or wet snow can freeze to the concrete. DASMA adds that rust weakens spring wire, and advises keeping doors closed where possible in climates with extreme heat or cold and frequent precipitation.
The National Weather Service counts a thunderstorm as severe once its winds reach 58 mph, and FEMA says plainly that garage doors can fail under wind pressure. Storms also cut the power: the 2023 wind storm left about 60,000 people in the metro still without electricity the next day. Knowing where the opener’s red release handle is, and asking about a battery backup, are the two preparations that matter.

Questions
Kansas City garage door questions, answered plainly
Is KC Garage Door Repair a garage door company?
No. KC Garage Door Repair is a referral service, not a garage door company. It does not repair, install or service doors. When you call the number on this site you are connected with an independent garage door company that works in Kansas City, Missouri. Any visit, quote, contract, warranty and payment is between you and that company.
What happens when I call, and does it cost anything?
The call is free and there is no obligation to hire anyone. You are connected with an independent local garage door company. Tell them the neighborhood, whether the door is stuck open or closed, and what you saw or heard. The company decides how to follow up and prices any work.
How much does garage door repair cost?
Only a company that has seen the door can price it. As a guide, HomeAdvisor’s page, updated June 20, 2026, gives an average garage door repair of $265 with a normal range of $155 to $379. Those are HomeAdvisor’s national figures, not Kansas City prices and not quotes, and the garage door repair Kansas City page sets out more of them.
Do I need a permit to replace a garage door in Kansas City, MO?
The City does not name garage doors in its permit rules. Its list of exempt work covers the replacement of doors and windows in existing openings where fire resistance, smoke control and opening protection are not required. Widening the opening or adding wiring is different. The garage door installation Kansas City page goes through each case.
Does Kansas City license garage door companies?
Not as a trade. The City’s contractor licensing bulletin lists 17 license categories and none is for garage doors. A company needs a Kansas City business license, and structural or electrical work brings in the Residential Building Contractor or electrical contractor licenses. See garage door company Kansas City for what to ask.
Is it safe to fix garage door springs myself?
The door industry’s trade association says to leave it. DASMA states that springs and spring hardware are under high tension, that a door with a broken spring should not be operated, and that all repairs and adjustments must be performed by a trained door systems technician using proper tools and instructions.
How often should I test my garage door opener?
The Consumer Product Safety Commission asks owners to inspect the door and opener every 30 days, and the instructions the federal standard requires for openers say to test the opener monthly. The test is to lay a 2×4 flat on the floor in the door’s path and close the door, which should reverse on contact. The garage door service page describes the rest of the routine.
Do you cover Kansas City, Kansas or Overland Park?
This site is written for Kansas City, Missouri, and its permit and licensing facts describe that city only. Kansas City, Kansas and Overland Park are in Kansas, and nothing here describes their rules. If you call from one of those places, say so at the start so the company can tell you whether it works at your address.
